From First Property to Thriving Portfolio
In 2022, I turned years of preparation into action, purchasing my first buy-to-let property in Lincoln for £92,000. After a £25,000 renovation, it was revalued at £135,000 and rented for £850 PCM. This success marked the start of my portfolio.
The following year, I expanded with a second property, purchased for £89,000, renovated for £11,000, and now valued at £135,000, earning £825 PCM in rent.
Today, I’m finalising two additional deals, bringing my total investment of just under £200,000 to an expected portfolio valuation of £620,000 by early 2025, with a gross rental income of over £40,000 per year.

A: Our end to end property investment service for a buy to let property is £5,000 Including VAT. This fee includes finding and securing a suitable property, assisting you with the legal and financial process, project managing a light renovation and letting the property out to vetted tenants.
A: Funds required vary on the type of property and the criteria we agree on based on your long term plan. £45,000 - £55,000 is the average amount of funds required to invest into a buy to let property.
A: You have the option to opt into a Whatsapp group chat to ensure a timely and smooth process with Joe as your property agent and (Matt from Mercian FS) a trusted mortgage broker to ensure the property fits all criteria as discussed on the call
A: Investors Platform is a fully compliant company with ICO, anti-money laundering and PRS registrations alongside all the relevant insurance policies.
A: This varies on the opportunities available on and off market, however we aim to provide you with a suitable property within your criteria within 12 weeks.

A: We specialise in buy-to-let properties based in the East Midlands, Our area of focus is Lincoln, Nottingham and Derby.
A: We add value to run down properties. We do this using renovation strategies such as new kitchen / bathroom install, creating more living space or adding off street parking. The end goal for these projects is to sell or refinance. This is where we are able to return your funds with interest.
A: The percentage of returns vary depending on the investment opportunity. However, we offer 8-10% on invested funds.
i.e: £100,000 invested returns the investor £110,000 with a 10% interest rate.
A: First and second charges are available depending on the size of investment. All loans are written up in a legally binding agreement.
